Qualifying Criteria

Before purchasing an Executive Condominium (EC), there are criteria to qualify.

  • You have to have a minimum of age 21 yrs old at the time of application
  • If you are purchasing an EC (Executive Condo) under the Joint Singles Scheme, you have to have a minimum of age 35 years old
  • You have to be a Singaporean
  • If you are purchasing under a Family Nucleus Scheme, it must be accompanied by another Singapore Citizenship or a Singapore Permanent Resident
  • Your median monthly gross household income must not cross over $16,000.  If your gross monthly income is more than $16,000, please get in touch with us and we will help to evaluate your purchase

A true Family Nucleus must satisfy any of the following schemes

You can purchase for dual-key EC units provided you are able to form a multi-generation family as stated:

  • A married couple with their parents/ grandparents
  • Fiance and fiancee couple together with their parents/ grandparents

Divorced/ widowed with children and parents/ grandparents

An undischarged bankrupt is required to personally approach the OA (Official Assignee)’s consent approval if they are registering for an Executive Condo.  They are not required to get the OA’s approval if stated as an essential occupier/ or occupier

You, as an applicant, with your spouse/ parents, any other occupiers stated in the Application Form cannot own or sell or have a stake in any house, flat, land* or building

  • Within the 30 mths prior to the date of application of EC, and
  • Between the date of taking the key of the EC and the date of application

*includes but not limited to:

  • (Non-Privatised and Privatised) HUDC Flats
  • Properties obtained by Gift
  • Properties passed down as inheritance/ beneficiaries under the Intestate Succession Act or a Will
  • Private Properties
  • Properties acquired/ owned/ sold through nominees notwithstanding the location of the properties

Every qualified Singaporean family is eligible to purchase any of the following housing types with 2 chances:

  • A brand new flat from HDB directly
  • An open market resale flat with CPF Housing Grant*
  • A new flat from private Developer through DBSS
  • An EC unit from private Developer

*Applies to First-Timer applicants only

If you have bought 2 housing units, you are not able to apply or state as a registered key (essential) occupier in an application
